# DB3 Financial LLC — LLC & Investor Rental Refinance (DSCR)

> DB3 Financial LLC (llcrefi.com) is a marketing brand of Daniel Becerril (NMLS #2388968), loan officer at West Capital Lending, Inc. (NMLS #1566096), Equal Housing Lender. It helps real estate investors refinance rental properties — cash-out or rate-and-term — while the property stays vested in their LLC, with qualification based primarily on the property's rental income (DSCR) rather than personal tax returns. Licensed in: GA, IN, LA, MS, NC, NJ, NV, RI, SC, VT.

## Key facts
- Product: DSCR-style investment property refinance (cash-out or rate/term), 1–4 unit; larger and portfolio scenarios reviewed case by case
- Vesting: LLC-held properties eligible; title stays in the LLC; members commonly sign a personal guarantee
- Qualification: DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance, HOA); minimums vary by program
- Limits: loan amounts, LTV, credit minimums and seasoning vary by program — Daniel will confirm what fits each scenario
- Not a commitment to lend; subject to credit approval, appraisal, verification and underwriting

## How it works
1. Answer ~10 questions about the property and goal (about 2 minutes, no credit pull to submit)
2. Book a call with Daniel Becerril; get a written scenario
3. Provide LLC documents (operating agreement, articles, EIN letter, good standing), lease/rent schedule; appraisal; close

## Common questions
- Do I have to deed the property out of my LLC? No, for this program type, the LLC can remain on title.
- Do I need tax returns? DSCR programs generally qualify on the property's rent instead of personal income.
- Can I refinance several rentals? Yes — tell us how many; portfolio options are reviewed case by case.
