Refinancing several rentals: one at a time or a portfolio loan?

How investors with multiple properties think about individual refinances vs. a blanket loan.

By Daniel Becerril, Executive Branch Manager, NMLS #2388968 · Updated October 21, 2026

Two approaches

You can refinance each rental on its own loan, or ask about a portfolio or blanket loan that covers several properties on one note. Both are common, and the right answer depends on your plans.

Individual loans

Separate loans keep each property independent. Selling one later is simpler, and each property is underwritten on its own rent and value.

Portfolio loans

A single loan across several properties can mean one closing and one payment, but releasing a property later usually has conditions. Availability and terms vary by lender and program.

What to gather

A schedule of real estate owned with values, balances, rents and expenses for each property makes any portfolio conversation faster.
